It's because that site is fake. It looks to me like whoever it is, is trying to make it into some sort of money maker built on false premises. If you refresh the same domain over and over, it'll also show different numbers, which suggests to me as a coder that the script behind it doing the math is just generating a random number with the lower limit set around the 200k range.
None of those sites are very reliable, that tell you how much a domain is worth, but particularly that one.
